As the General Manager of your ‘HOTS’ hotel, you have become increasingly concerned about guest comments suggesting your property requires refurbishment. It has been 10 years since the last major refurbishment and the property is beginning to look worn and shabby. You are losing market share and you believe this is partly because of newer hotels in your competitive set. You have made a decision to provide an initial briefing paper to your Corporate Office requesting a major refurbishment. The 1000 word brief must explain which level of refurbishment you would like to undertake (as per the ‘Refurbishment Decisions’ tab in the ‘Decisions’ on the simulation). You must also discuss which other areas (restaurant, bar, front desk, conference rooms) you would like to refurbish (if any) and to what level. You must demonstrate a strong argument justified through key strategic management and marketing theories as to why refurbishment should become an urgent priority. You should also discuss the cost of the refurbishment (as given in the simulation) and justify its expenditure considering your current situation and that of your competition. The brief must be presented to a standard that would be used in this scenario. You are to assume this briefing paper applies to your HOTS hotel. You should apply data from the HOTS simulation to justify your arguments.
